Development updates

Hello everybody,

For those who visited Alcudia Smir this summer, can you provide
Information concerning the project: state of progress, environment, quality of the site, the delivery of differentes plots in general and in particular AP2.
Recent photos would be nice.

Hi VAF. I was there this summer.
I have made some pictures which i will post soon.
I have also pictures of AP2.

I had no time for contact with the office.
Early this year they told me January 2011

From what i have seen on site there is still work to do.
So delivery in january seems quite a challenge.
Although summer stop and ramadan is now at the same time.
So i expect they have more time to build this winter.
Delivery towards spring 2011 seems more realistic to me,
the experience is also that they make the most progress during spring.
Anyway i am sure i can spend next summer in my appartment.

My bloc AP4 the 3 front blocs are well progressed
they also started with the interior finishing.
The three blocs behind are just started,
because of the land slide early this year due to heavy rainfall.

I have seen that they are installing downpipes in the balcony and also laying tarmac. To me the building quality seemed normal.
I made a walk through AP1 and everything looked good.
We have to wait and see after this winter what the state will be.
They also installed showers at the pool and made fences of wood for the groundfloor appartments.

AP5 and 7 are also almost finshed so january seems realistic.
AP2 was strange to me that there is less progress made while it was more progressed begin this year,
i will post the pictures so you can see.
But maybe this is because it is another developper and they have another planning.

In general the whole area looked good.
The Hotel is in the same state.
The bridge to the beach is finished and is nicely iluminated by night.

Further down the road towards marina smir,
Banyan Tree Hotels and resorts has put fences around a plot.
if you google banyan tree tamuda bay you can find some news but not much and is planned for 2013.

Passing marina smir ariving at a lake at kabila before reaching to m´diq the Ritz Carlton also put fences around a plot where they will be developing a hotel, golf and villas and a marina for 2012.

Government has planned 8 new hotels for this coastline.
So eventually there will be a buyer for alcudia hotel once this area is discovered.
Now 99% of hotel investments go to marrakesh once it gets saturated they will seek for new areas.

Bottom line in my point of view the area has good potential,
most important prices did not go down eventhough sales are still not recovered to pre 2007 levels.

Hi Al Aqaria,

Thanks sharing news about Alcudia.

I called Excelia Alcudia Smir office about completion date and they announced completion will be around but before summer 2011 on all plots.
This seems realistic from what you have seen.

I'll appreciate if you can post pictures.
