Hi Frenchy,

Thanks for the updates.
Very nice pictures.
Happy to see that the bridge is under construction.

Is the water damages in your AP1 appartement repaired by GFM ?
I'm in AP2 , the delivery is scheduled during this summer.
From what you can see on site does that seem realistic.

Can you post some AP2 pictues.
What about andalous garden ,hotel,..

Regards
VAF

Hello Sabrina,Vaf ,Ilias and all

I thank all those who shared my problems.

to reassure them for damages caused to my apartment, I am pleased to announce that everything is in order. I thank the youth team under the leadership of Mr Jelloul. reporting problem= problem resolved immediately, but the person who will do the final work is often not satisfied with his situation because they are poorly paid by the contractors why they should be rewarded for a good result, obviously the policy: to have a good performance should be on site and oversee be willing to pay even after working hours.
what is called upgrade.
People begin to enjoy their homes especially Border possessing the best locations and best apartments well decorated.
Once finished, the complex will be among the best because it Benefit a best location.
Andalusian garden is under construction and the hotel and shops have been in negotiations .the bridge is almost finished.
I think i answer to all
Have Good day
my next visit will be Saturday, June 12

When you have paid for a new apartment, how does it feel to still be doing repairs?

Did you get any compensation.

I am not going to complete until my apartment is perfect.

Has there been any building progress since last year on the commercial units?

I found this on another forum.
We should ask Addoha for a structural survey, it is the least they can do considering the build quality etcc

To all buyers on Alcudia Smir

I have paid a 40% deposit on a property at Saida in Morocco which is being constructed by Groupe Fadesa Maroc (also known as Addoha), who I understand are the developers on Alcudia Smir.

Frankly, I was not happy at all with the build quality of my own apartment during a recent inspection trip. I therefore approached 2 friends of mine who are Surveyors here in the Uk to discuss my concerns and the result is that I will not be proceeding to completion until they have assessed my property.

It was clear to the Surveyors after listening to my concerns that there is a desperate need for this service within Morocco.

They have therefore decided to offer their services to buyers of Moroccan property generally.

If anyone has concerns over the build quality of their own properties then you can email the Surveyors at enquiries@moroccanstructuralsurveys.com

I have also copied below a news release from the Company which summarises the service:

Moroccan Structural Surveys, an independent company specialising in providing Structural and Pre-Completion Surveys to buyers of property in Morocco, has recently opened for business.

The Company has been established to assist buyers who have concerns about the build quality of properties which they are considering buying in Morocco by offering them access to a service which is used routinely in UK and Worldwide property transactions.

The objective of the Company is to provide buyers with comprehensive and truly independent reports on their properties so that they are fully informed and have all the relevant information which they need to determine whether, and on what basis, they wish to proceed to completion.

The Company has been set up by John Howard and Peter Jones who are both UK experts in structural engineering and design, in collaboration with Lee Markham, a UK-based Lawyer, who approached John and Peter for advice following the concerns he had regarding the build quality of a property he is considering buying in Morocco.

The Company is able to provide buyers with full structural assessments of their properties whilst simultaneously offering them access to a more general pre-completion snagging service. If requested, the Company can also seek to negotiate and resolve issues arising from any Survey direct with developers on buyer’s behalf.

John Howard (BSc (Hons), CEng, MICE, FIStructE), Director of Civil & Structural Engineering at Moroccan Structural Surveys, commented that;

“It is our mission as a company to provide our clients with a fully integrated service which enables them to appoint UK qualified professionals to review and oversee the construction process on their behalf so that our experience can be used to safeguard our client’s financial interests in what is an emerging market with as yet no established record of building practice.”

For further information about the Company, the services it offers and how to get in contact, please refer to www.moroccanstructuralsurveys.com
