Hello

I have just visited my apartment and here is
the record for all Alkudia Smir owners.

The apartments were badly designed and poorly isolates.
I recommend urgently to contact Fadesa to request the current status of your property and require repair.
Individual intervention does not resolve the problem .

your investment risk is being devalued because of the degradation complex due to heavy rain.

What do you mean by poorly isolated ?
Wich kind of work can repair the dammage ? paint ? structure ? ...
How heavy rain can cause degradation to the complex ?
Seems, the charte de qualité has not been respected ?
Can you post some photos to evaluate the degradation ?

Is that your apartment that was previously finished or an apartment in a block thats still under construction ?

I can confirm mine was in the same state due to the flat roof and the water leakin gin. Nora the girl from fedasa (who has now left) said that this would all be sorted out before completion. That was in october and not a word from anyone since.

For what we can see individual intervention will not resolve the problem .
Normally the appartments are covered by a garantie decenale (10 years)
and you can ask GFM to repair the damages.

I understand we have a guarantee of 10 years, but construction didn't made in the ISO standards. they tried to fix my infiltration but partly because she won the other room and also the neighbor by the intermediate power cable orange which connects all the block. as I am in the solarium, all my neighbors have been affected either by the breakdown of the bathroom or by the power cable or drought the windows .i recommended all owners to contact to verify with Fadesa their homes.
We are supposed to receive
- the settlement of coopropriété
- the plan and the materials used during the ceremony clés.

Together we can improve our property because the location is genial.

Hi Frenchy, first of all thank you for highlighting this issue and sharing this information with us. This is a nightmare for everybody involved for both who have completed and in the process of completing.

I just want to know what is being done about this? To fix a flat roof from water leaks is easier said than done. Also, once the roof has been fixed are they also going to fix all the individual appartments affected?

To be honest, I would consider this a breach of contract. The main question here is whether someone can exercise the bank guarantee. Building a shabby appartment is like not building it at all.

I will speak to my solicitor and GFM to see what they have to say about this and the progress on fixing this problem

Hi Frenchy,

I have contacted agent/fadesa to see what they say re water leakingin through solarium, have not hed a reply yet.
hopefully (appreciate this is of little comfort to you at present) its a problem that affects just a few apartments rather than a design/material flaw throughout, & that apartments affected can be sorted quickly, although feel this is wishful thinking.

Following my last visit I confirmed obviously" ALL APARTMENTS" have received water, from the solarium or terraces or windows or even the door of entry. i can tell you how is the pool, its horrible.
They can not fix the problem as the rains continue to fall
For the interior it is batter to wait until it dries very well before painting.
The staff is very cooperative and friendly.
but the work the beginning was done VERY FAST
We plans to go again on hand to control the scene, I'll keep you posted.

this is verry distressing i for one is going to have words with them.I will not make the final payment if they can't make the building water tight.Sounds like a bodged job it would be alot easyer if people got to gether to form a buyers group.

if you can use your bank guarantee i think it would be the best option
