Nice idea if you're looking to form a co-operative and have the responsibility of owning and managing a hotel - not for me. I'm intersested in the Kabila development, hence why I joined the Kabila forum.

Hi all,

I've paid my reservation fee on Kabila and asked the agent to reserve me a 2 bed 1st floor apartment overlooking the pool.

Reasons: I've been looking to invest in a property for about 3 years now. I've gone around the globe several times. Decided Spain was now too expensive, heart wanted place in Italy (and another in the Greek Islands) but head told me there wasn't much capital growth in those. I was about to buy in Turkey but was concered that the only place I liked (Kalkan) was too far from any airports serving the UK. Stumbled on Morocco about 6 months ago whilst on holiday in Adalucia and saw an advert in the local rag. Surfed the net when I got home and here I am.. Was tempted by Playa Vista and Paradise Beach but lack of bank guaruntees worried me. When I heard Fadesa were behind Kabila that's what swayed my decision. Reputation is everything...

Aspirations: Occassional holiday home to avoid the high costs of renting somewhere in school holidays. Keep for 4-5 years with rental income to cover maintenance costs and mortgage repayments. Hoping for about 40% capital gain and a whole heap of experience in buying overseas. Then plan to follow my heart with cash in the bank and go buy a renovation project in Marche, Italy..

Fears: Kabila is a very large development. Building work will go on for years. May affect rental attractiveness for a while. Rental market in Morocco, especially for Brits, is in its infancy. What exactly are those aparthotels and shops/restaurans going to be like at the front of the development? How busy is that road between the site and the beach and why do the initial plans show footbridges over the road - does this mean it's very busy?

It does all sound promising doesn't it! Thanks for the good post.

The road is not as busy as the average high street in the UK but it is a main road and is not empty, foot bridges do sound like a good idea, I imagine the road would get to the point of being busy if someone put in a couple of thousand apartments!

Here I think we have good prices, good access, and good weather, I can see prices going up!

Can I ask how much you paid for 2 bed and what deposit was. I have asked Casablanca to send me details but as yet have not received anything. Was there much options on apts?

Aga - info on prices on this thread and other threads - below is a cut and paste:

1 bed penthouses at 75,653 Euros
2 bed penthouses with roof terraces for 106,000 Euros
2 bed 1st floor apartments at 85,407 and 87,963 Euros
3 bed ground and 1st floor apartments at 112/113,000 Euros

It's £2k deposit that doesn't get "cashed" until you have agreed the allocation, then it effectovely becomes the reservation fee.
